    A Day in the Life:

    The Project Superintendent manages the work of Alliance direct forces and those of the subcontractors including coordination of subcontracts, drawings and specifications. Project Superintendents have the overall responsibility for monitoring the quality of work and safety performed on the project. In addition, they have an obligation to monitor project costs and to take necessary action to minimize expenses and/or maximize profits while maintaining quality.

    What You’ll Do:

    • Prepare punch lists and ensure that each item on the list is completed satisfactorily prior to inspection
    • Schedule inspections by the city and other authorities
    • Assess the status of construction to determine the order in which to complete the project
    • Prepare minutes of weekly safety meetings
    • Order the necessary parts and replacement parts to prepare units for final inspection
    • Maintain punch supervisor’s supplies
    • Oversee the completion of all rough trade work; i.e., plumbing, heating and air conditioning, etc., and the installation of doors, cabinets, and appliances
    • Coordinate final clean of apartment units prior to turnover
    • Monitoring subcontractor’s efforts to comply with the project’s safety program
    • Lock up and close down the project
    • Sign in new building materials
    • Oversee on-site operations
    • Schedule meetings with contractors, staff members, vendors, etc.
    • Assist in maintaining appropriate subcontractor insurance
    • Participate in the development and implementation of appropriate portions of the project quality plan
    • Coordinate subcontractors through a regular and disciplined series of meetings wherein their plans and efforts are questioned, verified, augmented, and when necessary, changed to ensure the desired result
    • Meet with supervisors on a daily, weekly, and monthly basis to communicate production expectations and their results as recognized through the cost reporting system
    • Schedule and expedite the delivery of materials and equipment furnished by TCR and subcontractors, and assume the primary responsibility for their timely delivery.
    • Direct and train field associates including subordinate supervisory personnel.
    • Manage the necessary security for the project.
    • Assure the continuing development of the project associates through performance evaluations, varying assignments, training, and maintaining a positive project morale.
    • Make recommendations and modifications regarding job site performance, business needs, etc.
    • Any other tasks assigned or directed.

    What You’ll Need to Succeed:

     

    • High school diploma or equivalent
    • Bachelor or Associates degree preferred
    • Previous experience in the multi-family industry or Assistant Superintendent
    • Previous construction site or supervisory position
    • General knowledge of the real estate and development industry
    • Effective organizational and time management skills
    • Excellent verbal and written communication and listening skills
    • Ability to work independently with minimal supervision
    • Accurate and detail oriented
    • Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with other Associates
    • Dependable, punctual, reliable
    • Typing and data entry skills
    • Ability to use a 10-key calculator accurately by touch
    • Proficient in Word, Excel, Outlook, and other relevant programs
    • Ability to have flexibility with working schedule based on business and deadline needs.
    • Ability to work a schedule during normal work hours and that may be other than Monday-Friday, 8-5. Work in excess of 40 hours per week is likely.
    • Consistent, regular and in person attendance during regular working hours at the workplace is required.
